A lead in a town of ten thousand does not cost what one in Toronto costs, so treat them as what you can reasonably expect rather than as a quote. A dashboard you run yourself

Live home search on your own site, so buyers browse listings on your domain instead of a portal. We set it up and connect it; the feed itself is about $50 a month, billed to you on your own account.

The first 100 days

One hundred days, in four stages.

  1. 01Days 1–14

    The brand build

    An onboarding call with the three of us, not a salesperson. We go through your market, your average price and the side of the business you want more of, then scope the budget that goal actually takes, so you have real numbers before you commit to anything. The design starts from your name, your face and your towns rather than a template, and the IDX paperwork starts moving in parallel because your board has to sign it off.

  2. 02Days 15–30

    Launch website

    The site goes live on your own domain, usually two to four weeks after we have your photos. Campaigns go on under your name: sellers land on your valuation page, buyers on your home search, and every lead arrives in your inbox with a name, phone, email and address. You work them your way. We do not work your leads for you and we do not stand between you and them.

  3. 03Days 31–60

    Leads coming in

    The averages start to mature. At roughly $10 a lead, one listing per 20 to 30 evaluation leads is the planning number, and the first few weeks show which ads and which towns pull hardest. Budget moves toward them. You see every lead as it lands, so the conversation is about what came in, what it cost and what it turned into.

  4. 04Days 61–100

    Scale toward the goal

    Held against the number we scoped on day one: leads, cost per lead, and what they became. The spend compounds on your own brand rather than a portal profile you rent, so the search side starts doing its own work by now. Day 100 is a decision point with evidence behind it: what came in, what it cost, what it produced, and what the next hundred days should look like.

Paid straight to Google and Meta from your own account, never through us. Most agents run $1,000 to $3,000 a month.

All in, that is roughly $3,000 to $4,500 a month once you are past the first one. That is the $1,500 fee plus up to $3,000 of ad spend going to the platforms. One $600,000 listing at two and a half percent is about $15,000 in commission, which covers three to six months of it.

Questions

Things realtors usually ask.

Do I keep the site if I change brokerage, or if we stop working together?

Yes, and it is a big part of why this is worth doing. There is no lock in. The domain, the site, the ad accounts, the IDX feed and every lead in them are in your name from day one, so none of it stops working if you move brokerage or move on from us. What does not come with you is our side of it: the ad campaigns we built, the creative and the strategy behind them are removed when we part ways. You keep the asset. We keep the method.

Do I have to be on camera?

No. Plenty of the agents we work with would rather not be, and the system works either way: static ads, listing footage and the site do the job without your face on them. If you are happy on camera it is the strongest thing you can run, so we will shoot it. If you are not, we will not push it.

Is the IDX feed an extra monthly cost?

The feed itself is about $50 a month and it is billed to you, on an account in your name. We do not mark it up and we do not resell it. Setting it up and wiring it into the site is part of the build, so all you do is grant us access to the account once it exists. If we ever stop working together the feed carries on without us, because it was never ours.

Is this instead of what my brokerage provides?

Alongside it. Brokerage marketing is usually the listing on the portals and a template post, which every agent there has. This is the part that is yours and comes with you.

What does a lead actually cost?

Home evaluations come in around $10 each and turn into a listing roughly once every 20 to 30, so about $200 to $300 of ad spend per listing. Buyer leads are around $8 and take 30 to 40 for a client. Those are averages rather than a promise, and your market and your follow up both move them.

Am I locked in?

The build is paid once and the monthly is month to month after that. We would rather keep earning it, and if it is not working we will say so.

Do I have to be on camera?

Not for the listings. For the part that builds your name it helps a lot, because people choose an agent rather than a brokerage. We can start with the listings and come back to it when you are ready.
